Good to know

  • One pyeong is 400/121 square meters, about 3.3 m². Multiply pyeong by 3.3 to get square meters, or divide square meters by 3.3 to get pyeong.
  • 84 m² usually means the exclusive area, the floor inside your unit's walls. That is about 25.4 pyeong.
  • A pyeong type (평형) label can count shared areas too, so it can be bigger than the exclusive area. Ask the agent what the label counts.
  • Balconies (발코니) are listed apart from the supply area as service area (서비스면적).

Exclusive area and supply area

Exclusive area (전용면적) is the floor area inside your unit's walls. It leaves out shared stairs, corridors and the entrance hall.

Supply area (공급면적) adds your share of the above-ground shared areas, such as stairs and corridors, to the exclusive area. Contract area (계약면적) adds other shared spaces on top, such as the basement and the management office.

Many people still talk about homes in pyeong, so you will hear "a 25-pyeong apartment" even when the listing shows square meters.
