The neighbourhood

Hannam-dong (한남동) is a hillside residential neighbourhood in Yongsan-gu, sitting directly east of Itaewon along the slope above the Han River. It's the most established premium expat enclave in Seoul, home to a large concentration of embassies, diplomatic residences, international schools, and long-term senior foreign residents.

Where Itaewon is loud and social, Hannam-dong is quieter and more residential. The streets are lined with boutique restaurants, wine bars, independent galleries, and specialty coffee shops that have followed the expat community. Korean international returnees (해외파) and well-off Koreans increasingly live here too, which makes it genuinely bilingual in a way that Gangnam typically isn't.

Transit and walkability

Hannam-dong has two Line 3 stations on its edges. Hannam (한남역) to the east and Oksu (옥수역) further east, and Itaewon station (Line 6) is within walking distance to the west. Journey times:

  • Gangnam: ~18 min (Line 3 via Oksu)
  • City Hall: ~20 min
  • Hongdae: ~30 min

Day-to-day errands are walkable on the flat streets near Hannam-daero (한남대로). The hillside streets require more effort on foot and most residents use taxis or driving for anything above the main road. Parking is easier than Itaewon but still limited in the older alleys.

Honest tradeoffs

Pros:

  • Strongest English-language daily life outside Itaewon
  • Genuinely quiet residential streets, a real contrast to Itaewon's weekend noise
  • Dense concentration of international-standard restaurants, cafés, and services
  • Strong long-term expat community; easier to build a social network than Gangnam

Cons:

  • Significantly more expensive than Itaewon for comparable units
  • Older apartment stock in many buildings; check building age and elevator condition
  • Limited officetel supply, mostly apartments and villas, which means higher deposits
  • Some streets are steep; mobility considerations for elderly or families with young children

Hannam-dong has a number of older villa buildings (빌라, 연립주택) that are visually appealing but carry structural and maintenance risks. Some have unpaid management fees or deferred repairs accumulated over decades. Check the 건물 관리비 ledger (maintenance fee records) before signing, and always run a 등기부등본 to verify no liens are held against the building.

Housing types you'll find

  • Apartments (아파트): premium complexes concentrated near Hannam-daero and the Han River view strips; large units, high rents, newer buildings command significant premiums
  • Villas (빌라 / 연립주택): very common on the hillside streets; range widely from renovated boutique units to ageing buildings; inspect carefully
  • Single-family homes (단독주택): rare but available for senior expats and diplomatic families; typically leased through specialist agencies
  • Officetels: limited supply; mostly concentrated near Hannam station; smaller buildings than Gangnam or Hongdae

Who Hannam-dong is good for

Hannam-dong is the best option for senior expats, diplomatic families, or corporate relocations where quality of life and community matter more than price. The English-language environment is comparable to Itaewon without the noise, and the long-term expat community provides a ready social and professional network.

It's less suitable for budget-conscious renters or young singles, the entry price is materially higher than Itaewon and the social energy is quieter. For families with children, the proximity to international schools (Seoul Foreign School is nearby) and the relatively calm streets make it one of the top two neighbourhoods in the city.
