The safer first-month sequence
The first month is not a promise that you will find the perfect long-term home by a fixed date. It is a sequence of legal and practical checkpoints: make yourself reachable, file foreigner registration if you are staying long term, prepare lease-safety checks, sign only after the records line up, and report the address after moving.
For most new arrivals, the risky part is not viewing homes. The risky part is transferring a large deposit before your identity record, property records, contract, and payment trail are all consistent.
The safer sequence:
- Settle a temporary address and contact method.
- Reserve and submit foreigner registration if your stay exceeds 90 days.
- Prepare lease documents and learn how to read the property records.
- View homes, but treat viewings as research until the records match.
- Sign only after landlord identity, registry, building use, senior rights, and payment account are checked.
- Move in, file the required immigration address report, and file the lease report if your lease is covered.
Week 1: Stabilize and start immigration paperwork
Week one is for reachability, address proof, and immigration paperwork. A Korean phone number and KakaoTalk are useful because many landlords, agents, employers, and building managers use them, but they are practical tools rather than lease-protection requirements.
If you will stay in Korea for more than 90 days, foreigner registration must be filed within 90 days of entry. HiKorea's foreigner-registration guidance says the card normally takes about 2 to 3 weeks to issue after application.
Before your appointment, check the document list for your visa type and keep proof of where you are staying. Temporary housing can be enough for immigration paperwork if it produces the address evidence your office asks for, but do not treat a temporary room as a reason to rush into a long-term lease.
Banking and deposits
Do not build your housing plan around a promised "passport-only" bank account. Account opening and transfer limits are bank-specific, branch-specific, and identity-check dependent. If a branch can open only a limited account before your card is issued, confirm what it can actually do before you rely on it for a lease deposit.
For deposit safety, what matters is a clean payment trail. When you later sign, transfer the deposit to the landlord account named in the contract and keep the transfer record.
Weeks 2-4: Prepare before active viewings
While your registration card is being processed, prepare the checks you will need before signing. This is the window for learning neighborhoods, comparing building types, and asking agents for sample documents. It is not the window for transferring a deposit based only on a listing, chat message, or viewing.
Before you shortlist a home, prepare to check:
- Property registry (등기부등본): owner, mortgages, seizures, and other registered rights.
- Building register (건축물대장): legal use and building details.
- Landlord identity: the contract party should match the owner or an authorized representative.
- Senior rights: earlier mortgages or earlier tenant deposits can rank ahead of yours.
- Payment account: the deposit should go to the landlord account agreed in the contract, not to an unrelated account.

Weeks 4-6: View homes and verify before signing
Once your identity documents and money-transfer path are ready, view homes in your target areas. Check ordinary livability items such as heating, ventilation, water pressure, appliance condition, phone signal, management fee inclusions, and commute time. Those checks matter, but they do not replace legal due diligence.
Before committing, ask for enough information to compare the contract against the official records. For jeonse especially, treat senior rights as a central safety issue. A mortgage or other registered right that predates your lease can stand ahead of your deposit in an auction or enforcement scenario.
Signing and deposit transfer
Signing day should be boring. The names, property address, rent, deposit, management fee, term, special clauses, landlord identity, and payment account should already match what you checked.
Before signing:
- Use your passport name and residence-card information consistently where the contract asks for identity details.
- Confirm that the landlord or authorized representative matches the property records and documents.
- Confirm every amount in the contract before transferring money.
- If an agent is involved, confirm the brokerage fee using the official cap formula and get the fee in writing.
- Keep the contract, registry copies, building-register copy, transfer receipt, photos, and agent messages together.
The official MyHome brokerage table explains that broker commission is determined within the legal cap, and for monthly-rent leases the transaction amount adds monthly rent multiplied by 100 to the deposit. The foreigner registration card issuance fee increased to ₩35,000 from January 1, 2025.
Do not transfer a housing deposit to an unrelated account. The receiving account should match the landlord/payment details in the contract package.
After moving: address and lease filings
For registered foreigners, the key immigration filing is the place-of-stay change report (체류지 변경신고). Current Immigration Act Article 36 says registered foreigners must report a new place of stay within 15 days after moving. KIS guidance separately flags a 14-day domestic-residence move rule for F-4 domestic-residence reporters, so F-4 holders should check the domestic-residence process before relying on the registered-foreigner deadline.
This filing matters for housing protection too. Immigration Act Article 88-2 says foreigner registration and place-of-stay change reporting substitute for resident registration and move-in reporting. In housing-lease protection, priority depends on having the required occupancy/address record and confirmed date in place.
Confirmed date and lease report
The confirmed date (확정일자) helps establish priority for deposit repayment when combined with the required occupancy and address record. Easy Law explains that when delivery of the home, move-in registration, and confirmed date are completed, priority can arise from 0:00 the next day.
Covered leases also need a lease report (전월세신고). Easy Law explains that the parties must report covered residential leases within 30 days of signing, and its lease-reporting guide lists the covered areas and thresholds: Seoul, Gyeonggi, Incheon, metropolitan cities, Sejong, Jeju City, and city areas in provinces, if the deposit exceeds ₩60 million or monthly rent exceeds ₩300,000. Filing the lease report can also grant the confirmed date.
Handle these filings as soon as possible after signing and moving. A delay can weaken your deposit position or create immigration problems.
