Who this guide is for
This guide is for anyone renting a home from a Korean landlord in Pyeongtaek. That includes US service members, civilians and contractors who live off post, their families, Samsung and factory workers, and every other foreign resident in the city.
It covers the Korean side of the lease: the contract, the deposit, and the reports that protect you. It does not cover military housing allowances or base rules. If you are in Korea under the Status of Forces Agreement (SOFA), check with your base housing office before you sign.
How to choose an area
Your gate or worksite. Camp Humphreys is in Paengseong-eup. Osan Air Base is in Songtan, around Sinjang-dong. Samsung's campus is in the Godeok area. Pick the base or plant first, then look at homes nearby. We have not measured commute times for this guide. Check the door-to-door time on a map app at the hour you will travel.
Your budget. Homes are rented in two main ways. Monthly rent (월세, wolse) comes with a deposit. A lump-sum lease (전세, jeonse) has a large deposit and no monthly rent. Work out your real move-in cost with the move-in cost tool. Then compare both options with the jeonse vs wolse tool.
Rail. Rail and subway stations in Pyeongtaek include Jinwi, Songtan, Seojeong-ri, Jije and Pyeongtaek, plus Anjung Station on the Seohae Line, which opened on November 2, 2024. Pyeongtaek Jije Station, in Jije-dong, is an SRT station with a transfer to Line 1. Songtan Station and Seojeong-ri Station are Line 1 stops.
Home type. Apartments, officetels (오피스텔, studio-style units with mixed living and office zoning) and villas (small low-rise buildings) rent at different prices. The tables below show each type. If you are looking at an officetel, read the officetel guide first.

Pyeongtaek areas at a glance
Pyeongtaek is split into towns (읍, eup), townships (면, myeon) and urban neighborhoods (동, dong). The foreign resident counts below come from the Ministry of the Interior and Safety (MOIS) and are as of November 1, 2024. They show where people live. They do not rate an area.
Paengseong-eup and Anjeong-ri (팽성읍, 안정리)
Camp Humphreys (K-6) is in Anjeong-ri, Paengseong-eup. Paengseong-eup had 3,184 foreign residents in late 2024, including 553 foreign workers. The city-wide rent tables above apply here. See the Pyeongtaek rent page for the latest median.
Songtan and Sinjang-dong (송탄, 신장동)
Osan Air Base (K-55) is in Songtan. Despite its name, the base is in Pyeongtaek, not Osan city. Its main gate area is Sinjang-dong, which today is two neighborhoods: Sinjang 1-dong (1,411 foreign residents in late 2024) and Sinjang 2-dong (888). Songtan-dong had 1,663 foreign residents, and Songtan Station is a Line 1 stop.
Godeok (고덕)
Samsung Electronics' high-tech campus is inside the Godeok International New City industrial area. The city now lists Godeok 1-dong and Godeok 2-dong as separate neighborhoods. The 2024 MOIS count still shows a single Godeok-dong, with 1,057 foreign residents. Godeok-myeon, a separate township, had 644.
Central Pyeongtaek
Among the city's urban neighborhoods, the most foreign residents lived in Sinpyeong-dong (2,345), Bijeon 2-dong (2,320) and Bijeon 1-dong (1,925) in late 2024. Seojeong-dong had 1,781, Yongi-dong 1,769, Wonpyeong-dong 1,760 and Segyo-dong 1,719. Yongi-dong had the most international students in the city: 493.
The west side and the factory towns

Cheongbuk-eup had 3,490, and the most foreign workers of any area: 1,719. Seotan-myeon had 1,006 foreign workers. How a Korean lease differs from a US lease
The deposit is large. You pay a deposit (보증금) at the start, and the landlord returns it at the end. With monthly rent (wolse), the deposit sits next to the rent. With a lump-sum lease (jeonse), the deposit is much larger and there is no monthly rent. Read Wolse Explained and How Jeonse Works for the details.
The management fee is separate. Ask the agent whether the home has a monthly management fee (관리비) on top of rent, and what it covers, before you sign.
The minimum term is 2 years. A lease with no term, or a term under 2 years, counts as 2 years. You as the tenant can still choose to keep a shorter term you agreed to.
You have one renewal right. You can demand one renewal for 2 more years. Make the demand between 6 months and 2 months before the lease ends. The landlord can refuse only for reasons the law lists. Two examples: you fell behind on rent by two months' worth, or the landlord or a direct family member of the landlord (such as a parent or child) will live in the home. A rent or deposit increase on renewal is capped at 5%. Read the lease renewal guide for the full steps.
The lease runs until you get your deposit back. Even after the term ends, the lease continues until the landlord returns your deposit. Read the deposit return guide for what to do at move-out.
Some leases must be reported. In Pyeongtaek, a lease with a deposit over ₩60 million or monthly rent over ₩300,000 must be reported (주택 임대차 신고). The landlord and tenant file it together within 30 days of signing. If one side refuses, the other can file alone. A renewal with no change to the deposit or rent does not need a report. A completed report with the lease attached also counts as a confirmed date (확정일자).
For the full contract walk-through, read Renting an Apartment in Korea.
How to protect your deposit
Three steps protect a deposit under Korean law. Do all three in the first days after you move in.
- Report your new address within 15 days. A registered foreign resident who moves must report the new address (체류지 변경신고) within 15 days. File at the city office, the eup, myeon or dong office, or the immigration office. This report counts as the move-in report (전입신고) that Korean tenants file. Not reporting can bring a fine of up to ₩1 million.
- Get a confirmed date (확정일자) on your lease. Once you have moved in and registered, your lease is protected against third parties from the next day. Add a confirmed date and your deposit also gets priority repayment if the home is auctioned. The eup or myeon office, the dong community center (주민센터), a city branch office (출장소), a district court or its registry office (등기소), or a notary can give you one.
- File the lease report if it applies. If your lease is over the ₩60 million deposit or ₩300,000 rent line, file the report yourself. Do not rely on your address report to cover it.
How much of your deposit the law protects
If a landlord's home goes to auction, small-deposit priority repayment (소액보증금 최우선변제) lets some tenants get part of their deposit back before other creditors. The Housing Lease Protection Act Enforcement Decree (주택임대차보호법 시행령) names Pyeongtaek directly:
| Where you rent | Total deposit must be | Protected amount |
|---|---|---|
| Pyeongtaek (평택시) | ₩85 million or less | Up to ₩28 million |
Limits apply:
- The protected amount cannot be more than half the home's value. If several tenants live in one home, they share that half.
- A household living together counts as one tenant.
- You must have moved in and registered your address before the auction was registered.
- Older amounts apply against mortgages registered before February 21, 2023.
Check a home with the deposit safety tool before you pay.
A note for buyers
Two rules matter if you want to buy in Pyeongtaek.
- A permit is needed. MOLIT Notice 2026-1105 places 23 Gyeonggi cities and counties, including Pyeongtaek, in the foreigner land transaction permit zone (외국인 토지거래허가구역) from August 26, 2026 to August 25, 2027. A foreign national needs a permit to buy a house, a multi-household house, an apartment, a row house or a multi-unit villa. The permit is for buying, not renting.
- Not a regulated area. In November 2022 the government lifted the regulated-area designations (조정대상지역, 투기과열지구) everywhere except Seoul, Gwacheon, Seongnam (Bundang and Sujeong), Hanam and Gwangmyeong. The October 15, 2025 measures added all of Seoul and 12 Gyeonggi areas. The June 30, 2026 measures added Hwaseong Dongtan-gu, Yongin Giheung-gu and Guri. Pyeongtaek was not named in any of them.
Read Buying Property in Korea for the full process.
How to check a building before signing
Picking an area is the first step. Before you pay a deposit:
- Open the Pyeongtaek rent page and compare the asking rent with the median for the same home type.
- Ask the agent for the registry record (등기부등본). Read who owns the home and what debts are on it. Use the lease documents checklist to see what else to ask for.
- Run the home through the deposit safety tool.
- Pay the deposit only into an account in the name of the registered owner.
- Use the move-in cost tool to add up the deposit, fees and first month.
- Read How to Avoid Deposit Scams before you sign.

Data note
Foreign resident counts are from the Ministry of the Interior and Safety (MOIS) 2024 report, which counts residents as of November 1, 2024. MOIS defines foreign residents (외국인주민) as foreign nationals, naturalized citizens and the children of foreign residents. On that date Pyeongtaek had 48,602 foreign residents, 7.89% of its 615,755 people. The largest groups without Korean nationality were Chinese nationals of Korean heritage (12,926), Thai nationals (3,543) and Vietnamese nationals (3,333). The 2024 count lists Godeok-dong as one area, before the city listed Godeok 1-dong and 2-dong. Rent and sale figures come from the Ministry of Land, Infrastructure and Transport (국토교통부) real transaction records, processed monthly by Seoulstart. For the latest numbers, open the Pyeongtaek rent page.
